  • What is DoorRaise DoorWalk?

    A phone app for walking an apartment complex. Photos and voice notes from each unit, building and outdoor area become a list of fixes you confirm. You get costs by unit and area, before and after pictures, and a deal summary.

  • Where do the prices come from?

    From a cost table by market, never from the AI. Each fix shows as a range with a confidence level. Markets today: the national average plus Dallas-Fort Worth, Houston, San Antonio, Austin, Tampa, Orlando, Jacksonville and Miami.

  • What does it cost?

    Free: 2 buildings and 10 units a month. Each property also gets 10 free concept images, up to 30 a month. A property you raise money for on DoorRaise has no limit. Paid plans are coming soon.

  • Can it make reports for a lender or the seller?

    Yes, three, from the same prices: a buyer report with the realistic cost, a seller report listing what needs fixing with photos as a price reduction request, and a lender report with the scope of work, budget and draw schedule. Save each as a PDF. They are estimates, not an inspection, appraisal or contractor bid.

  • Can contractors bid on the work?

    Yes. Share a private link for the whole property or chosen trades; contractors need no account. It works for 14 days and you can turn it off. Bids show next to the cost table estimate; you pick which one the deal uses. Free: 1 open invite at a time.

  • Can I download my data?

    Yes. One ZIP holds a spreadsheet, CSV files, JSON with its schema, the three reports and an AI summary.

  • Do I need to install anything?

    No. DoorWalk runs in your phone browser and can be added to your home screen.
